Before Viewing
Basic Property Questions
- Rent & Fees: What is the monthly rent? Are utilities included? Any additional fees (parking, trash, pet)?
- Lease Terms: What is the lease length? Are month-to-month options available?
- Deposit: How much is the security deposit? Is it refundable? When do I get it back?
- Move-in Date: When is the unit available? Is there flexibility?
- Application: What documents do I need? Is there an application fee?
During the Tour
Property Condition
- Check all appliances (stove, fridge, dishwasher, washer/dryer)
- Test faucets, toilets, and water pressure in all bathrooms
- Check for water damage, mold, or pest issues
- Inspect windows and door locks for security
- Check heating/cooling systems
- Look at outlets and light switches
- Check for adequate storage space
Building & Amenities
- Is parking included? How many spots? Covered or uncovered?
- What amenities are available? (gym, pool, laundry)
- Is there package delivery? Secure mail?
- What's the noise level? (visit at different times)
- Check cell phone signal strength
- Ask about internet options and speeds

- Utilities: What utilities are tenant-paid? Average monthly cost?
- Rent Increases: How much does rent typically increase at renewal?
- Late Fees: What are the late payment policies and fees?
- Payment Methods: How do I pay rent? (check, online, auto-pay)
- Renters Insurance: Is it required? Recommended amount?
Policy & Management
Rules & Restrictions
- Pets: Are pets allowed? Weight/breed restrictions? Pet deposit/rent?
- Guests: Are there guest policies or overnight visitor restrictions?
- Subletting: Can I sublet if needed? What's the process?
- Modifications: Can I paint, hang pictures, or make minor changes?
- Noise: What are the quiet hours?
Maintenance & Repairs
- How do I submit maintenance requests?
- What is the typical response time?
- Who handles emergency repairs? (contact info)
- What repairs are tenant vs. landlord responsibility?
- Is there 24/7 emergency maintenance?
Move-In Inspection Template
Photo Documentation Checklist
Take photos/videos of EVERYTHING before moving in. This protects your security deposit.
All walls (especially corners, near doors, baseboards)
Floors and carpets (stains, damage, wear patterns)
All appliances (inside and out, serial numbers visible)
Countertops and cabinets (chips, scratches)
Bathroom fixtures (toilets, sinks, tubs, showers)
Windows and window treatments (blinds, screens)
Doors and door frames (scratches, dents)
Light fixtures and ceiling fans
HVAC vents and filters
Smoke detectors and carbon monoxide detectors
Outdoor space (balcony, patio, assigned parking)
Pro Tip:
Email your photos to yourself with the date in the subject line for timestamped proof. Some landlords require a signed move-in inspection form - request this and fill it out thoroughly.
